A few years ago, I was schmoozing at a cocktail party.

Nothing to do with real estate. It was at a marketing conference, out in Texas, and most of the other attendees were direct marketers and entrepreneurs.

But there was this one guy. His name was Ben.

He was a realtor.

Fairly local. An astute marketer and a student of the conference’s organizer. Lived a few hours’ drive away. So, naturally, he came along to network.

Ben and I got talking.

And when I found out he was a realtor, I told him that I and my family were thinking of getting out of New York and moving to Texas.

He shared a few snippets of advice.

It was a few years ago now, so I can’t remember the specifics of that advice. But it might have been something about June or July being a bad month to buy a house. Or, something like that. The memory is fuzzy now.

Impressed, I asked for his business card.

Ben said: “Sorry buddy, Don’t have one. But I got sumpin’ better for ya.”

He crouched down, pulled out a small book from his bag, and handed it to me. “This sells for $19.95 on Amazon.com. You can have it on the house.”

“It ain’t War and Peace. But it has a lot of good advice.”

I read through it that night in my hotel room. And he was right. It sure wasn’t War and Peace. In fact, I read through the whole thing in less than an hour.

However, by the time I was done, I realized that there’s a TON of things I didn’t know about buying real estate in Texas. Things that could have landed me in trouble if Ben hadn’t have given me a heads up. What’s more, I learned more about Ben’s background, and felt like I knew, liked, and trusted him.

In the end, we stayed put in New York.

But if we’d have pulled the trigger, Ben would have got my business.
